Important information for all guests:

There are security cameras on the common areas for your protection.
It is not permitted for men to bring back ‘Bar Girls’ for the night from Patong.

Please turn off air conditioning when you go out to avoid 1000 baht per day electricity wastage fee.
10,000 baht fine for smoking inside the villa. Stolen towels will be charged at 1000 baht each.

Please understand that excessive noise can not be tolerated after 10p.m. Our neighbours include Thai & expat residents living here full time with children who go to school. Therefore noisy parties are not permitted.
Please do not place wet clothes & towels on the ping pong tables as it will cause damage.

Parking is only permitted in front of your villa.
You must not park in front of another villa. 5000 baht fine per day for unauthorised parking.
Extra parking outside of the front gate. Do not obstruct the road inside or outside of the gate.
Please be aware that our neighbours will have your vehicle removed if you obstruct them.

PLEASE KEEP ALL WINDOWS & DOORS CLOSED WHEN AIR-CONDITIONING IS ON or it will leak & could also break the compressor.

General information for guests:
Unfortunately ants are common in buildings and unavoidable. If food is left out they will appear! We do provide ant powder.
To dispose of your rubbish bags, please go outside of the front gate and turn left. You will see many large plastic bins.
The cleaning fee:
Covers all the laundry of towels & bed sheets plus cleaning the whole villa and swimming pool when you leave - cleaning the kitchen, all the floors and bathrooms.
We can arrange cleaning for you with the cleaning company for 2000 baht. For a complete change of bedsheets & towels they will charge 1500 baht.

Early/late check in/check out policy:
Our check in time is 4pm but if the previous guests have departed the day before and the villa is available, we can offer a morning check in for a fee of only 1500 Baht in total.
Our check out time is 11am but if there is no guest arriving in the afternoon we can offer a late check out for a fee of only 1500 Baht in total.

We can provide quilts & blankets on request:
Quilts are not provided because guests don't wish to pay the 200 baht laundry fee that we are charged per quilt.
We choose to keep your cleaning fee costs low by not providing quilts but offer them as an extra service.
If you would like quilts we ask for 200 baht laundry & drying fee per quilt, which is the amount we are charged by the laundry company. If this is acceptable please just let us know how many you require.

Mop & bucket, a broom & pan and a vacuum cleaner either in the toilet room near the front entrance or if there is a cupboard next to the kitchen, these items may be in there.
You will find extra bin bags in a cupboard or drawer in the kitchen.
When they run out you can purchase more in the supermarket or 7/11 store.

2000 baht fee for a replacement door key as we must replace the door lock for the security of the next guest.

Your villa is checked by both the cleaning company & our housekeeper before your arrival. Rarely do machines break (air conditioning, fans, kitchen appliances etc). Whilst we cannot predict when something will fail we do have maintenance cleaning and housekeeping staff on site each day. If you experience any issue simply notify myself or my staff so we can resolve the issue immediately. We kindly ask for patience while we make the repairs.

Mosquitos & insects in Thailand.

We advise you to ensure windows & doors are kept closed especially in the evening & morning when mosquitoes & insects are more active. We do provide bug spray in your villa.

In the months of April & May at the start of the monsoon or rain season:
The first rains of the season bring large flying ants at night, which come out to mate and they are attracted to the lights. They will try to enter the building.
Please ensure the windows are firmly locked at night if it rains during these months. 
They are very strange creatures as they die after about an hour when they enter the building. 

They are harmless, will not intentionally fly upon you and have no sting. But it's not pleasant when they're flying around. Geckos come out to eat them after they die and in the morning all you'll see left is their wings. It's a very strange phenomenon.

Please be aware that being located in a tropical zone, Thailand is a biodiversity hotspot. At least 105,000 species of insects have been discovered, of which only 10% or 10,000 have been named and characterised.
We are located in the middle of a golf course & rain forest so you could experience seeing insects.

Pool cleaning information:
The pool is cleaned on the day of your arrival and also once per week by a pool cleaning company. They add chlorine to ensure water is clean and safe to swim.

We cannot stop the leaves falling in the pool but we do provide a net for you to pick up & remove the leaves. Sorry for the inconvenience. We have asked the golf club to cut back the trees but they refuse.

The pool pump filter is on a timer & turns on automatically during the day. You can swim when the pump is on or off. Thank you.
